Over the last twelve months our five bedroomed property known as Sandbeds Farmhouse has undergone a full renovation offering spacious accommodation for up to ten guests plus infants.
Sandbeds Farmhouse is set in a rural location on our 100 acre farm and is a perfect rural retreat for two families or multi generational families to holiday together. Our home offers peace and tranquility for a relaxing break after a busy day of sightseeing and activities that both the Lake District and Yorkshire National Park has to offer.
Our guests have easy access to Lakes, Mountains and Market Towns of Kendal and Sedbergh. We offer flexible living accommodation to a high standard whilst respecting the character of a traditional farmhouse with subtle hints of modernity.
Sandbeds also lives alongside our other holiday property “Coomb View” and as owners we live on site and are on hand for information/recommendations on the local area. We wish you to experience a fantastic stay with us and enjoy your surroundings that the area has to offer in abundance.

On The Outside
To the front of the farmhouse we have a large herbaceous country garden together with a patio and BBQ area and a large lawned area, a courtyard area at the back of the house which is stocked with herbs to compliment your cooking, to the side of the farmhouse is a raised rockery which can be seen from the kitchen, dining area and the sun room. Guests are welcome to walk the farm land to appreciate the fabulous views of the Lake District and Yorkshire Dales Fells.

Sandbeds comprises of five bedrooms one of which is on the ground floor. This bedroom can be used as a Superking/Twin Bedroom and overlooks the courtyard garden and open fells. It is perfect for guests with limited mobility who will also have access to the downstairs shower room. It has been decorated and accessorised in calming neutral colours together with bedside tables, chest of drawers and a modern clothes rack.
On the first floor of Sandbed we have a further four bedrooms, Bedroom One is south facing and can be used as a Superking or Twin Bedroom and overlooks the rockery garden and orchard. It has been decorated in cream and golds and features a wall of fully fitted wardrobes with coordinated bedroom furniture. Bedroom Two is a double room with a fitted wardrobe and has a lovely cosy feel and overlooks the front country garden.
Bedroom Three is a Kingsize room with a feature wall of geometric bronze and grey. It has a fitted wardrobe and Laura Ashley coordinated bedroom furniture. Bedroom Four has a dual aspect overlooking open fields and features an Antique French Black and Gold Bedstead, co ordinating black bedside tables, chest of drawers, freestanding wardrobe, botanical wall coverings with teal and navy accessories.

Bathrooms
Sandbeds has two fully fitted bathrooms and a shower room downstairs and offers flexibility for our guests. Bathroom One is an oak framed room featuring a walk in shower and a freestanding roll top traditional bath, two sinks, toilet and a large storage unit. Bathroom Two is a very modern styled room with a contemporary freestanding bath, walk in shower, sink, above sink cabinet and toilet. The Shower Room is located on the ground floor it is fully tiled with sink, toilet and a walk in shower.

In addition to the lounge seating area in the open plan kitchen and dining we have a snug room. Our snug room is part of the original farmhouse which dates back from at least 1729 and features a spice cupboard which is dated, original window seats and oak beams. This room is heated by radiators and a wood burner which is perfect for cosy winter nights, a large Smart TV with satellite and wi fi connections. It has been decorated in a calm warm colours and accessorised with Laura Ashley furniture together with two large sofas.

Kitchen & Dining
This large open plan room is in the modern extension to the original farmhouse and features a full equipped freestanding kitchen with a large central island including a huge range cooker, microwave, Smeg Fridge, Dishwasher.
The large oval table comfortably seats up to ten guests plus infants, leading to a relaxing vaulted living area with lounge seating, large smart tv with satellite and wifi connections with views over the country garden and rockery. Large patio doors lead to the gardens, outdoor patio and BBQ area.
Leading off this large open plan area is the Laundry and Boot Room which features a full height freezer, washing machine with ample drying area and fully fitted cupboards. You can access the courtyard garden from this room which is fully stocked with herbs.

Sandbeds is set in a rural location on our 100 acre farm in the Lake District National Park and adjacent to the Yorkshire National Park, six miles north east of Kendal and only four miles from the nearest junction of the M6. Northern towns and Cities are very accessible. Manchester and Liverpool being only 1 hour and 15 minutes drive away and a 50 minute drive from Scotch Corner on the A1 for the North East, making Sandbeds a great get away. Guests have easy access to the Lakes and Dales and Market Towns such as Kendal and Sedbergh.
